CAA is a consulting firm specializing in residential & commercial real estate ventures including; analysis, acquisitions, design, construction, property management, and brokerage.

CAA as a vertical operation has found a consulting niche between Client (Developers, Condominium Boards & Home Owners) and Architect / Designers, whereby CAA determines the design functionality assets and liabilities in an existing building and or individual's condominium or home residence; and or the functionality of a proposed new building.

Bringing together a consensus of voice to forge a harmonious relationship between the Client and Designer, CAA as the consultant bridges a line of communication saving both the Client and Designer a considerable amount of up front time, money, and resources.

The most difficult phase of the Client / Designer relationship is the Orientation Phase, as the lines of communication are often muddled, conflicting, and vague. For the most part, Clients have an idea of what they want and how much they wish to spend, however, they have difficulty expressing their desires and tend to be skeptical of the Designers who often try to protect their free time and fee structure.

     Common interests yet opposing forces.

Business Model
CAA uses a business model whereby the Client if first engaged to arrive at a detailed "Scope of Work" expressed in a written outline format (the "Design Program"), and Diagrammatic Flow Diagrams. Functionality issues are identified and solutions are offered in order to arrive at an estimated budget. This process enables CAA to contact a range of Designer / Architectural firms who may have an interest in the project and with minimal expenditure, can assess the project to determine if they wish to compete for the contract.

CAA believes their is a mutual interest for both the Client and Designer to participate in this process. The Designer cannot be exploited, and the Client has a range of Designers to choose from. In order to preserve the integrity of a Designer's design originality, the field is narrowed to three top design firms during the Orientation Phase and Conceptual Presentations are made directly to the Client. Immediately following, one firm is selected based on the strength of their presentation, design solutions, style, theme, competence, and synergism.

CAA does not announce the three finalists to the Client until the day of Presentation. The Designers are not disclosed to each other keeping the contenders on their best game. Small firms may be competing with larger firms, so the process levels out the playing field.

Every Design / Architectural firm is pre-screened and pre-qualified before the process begins.

Uniqueness in the Industry
While the Business Model is unique for the industry, CAA believes the parties can put forth their best efforts in knowing the pre-Development Phase was resolved in advance and more time can be spent on the creative process to deliver the best results. Again mutually beneficial to the parties.
